Content Licensing and AI Training Terms

This page states the terms under which the writing, photography, market data and guides published on grewalregroup.com may be used. It is the human-readable version of the machine-readable policy served at /ai-policy.json, /ai.txt, /.well-known/tdmrep.json and the Content-Signal HTTP header on every response. All five say the same thing.

The short version

Cited everywhere, trained nowhere. You may read this site, index it, quote it and use it to answer someone's question. You may not use it to train a model without a licence.

What needs a licence

Training licences are available

The answer to a training request is not automatically no. Licences are granted case by case. Write to shivraj.grewal@compass.com and include the intended use, the model or product involved, the scope of content you want, and whether the resulting model will be distributed. A reply usually takes a few business days.

How this is enforced

The policy is enforced in robots.txt, not merely declared. Crawlers that exist to collect training data are disallowed from the content by explicit rule. Crawlers that answer questions or power search are allowed. The major AI companies run separate agents for these two jobs, so blocking the training agent does not remove this site from AI answers or search results.

Training crawlers are still permitted to read this page, robots.txt, /ai.txt, /ai-policy.json and /.well-known/tdmrep.json. A crawler should always be able to fetch the terms that apply to it.

Reservation of rights

Grewal RE Group reserves text and data mining rights under Article 4(3) of EU Directive 2019/790 and equivalent provisions elsewhere. That reservation is published in machine-readable form under the W3C TDM Reservation Protocol at /.well-known/tdmrep.json and as the tdm-reservation and tdm-policy HTTP response headers.

Photography, floor plans and listing data may carry additional rights held by third parties such as photographers, the MLS or a seller. A licence from Grewal RE Group covers only what Grewal RE Group owns.
